General Terms and Conditions for Accommodation Services at Apartments Villa Lukas

1. Introduction
Apartments Villa Lukas, a family-run property, provides accommodation services in accordance with these General Terms and Conditions, applicable for the confirmed reservation period.

2. Booking and Payment
Reservations can be made either electronically or directly through the official website of Apartments Villa Lukas. By confirming a reservation, guests fully acknowledge and accept these Terms and Conditions.
To complete a booking, guests must provide accurate and complete personal and payment information. A reservation is considered confirmed once the full amount has been successfully received. Payment is processed directly to the designated bank account at the time of booking, and the total amount is charged in full.

3. Tourist Tax
In accordance with Croatian law, the Tourist Tax is included in the accommodation price. Guests are not required to make any additional payments for this tax upon arrival.

4. Accommodation Price
The confirmed price includes all services outlined in the booking confirmation. Any special services requested in advance may incur additional charges, subject to agreement with the property owners.
All prices are quoted and payable in Euros (EUR). Apartments Villa Lukas reserves the right to adjust pricing based on exchange rate fluctuations or supplier changes. However, the price confirmed at the time of booking remains guaranteed for that reservation.
Direct bookings benefit from a rate approximately 10% lower than those available through third-party platforms.
If more guests arrive than those specified in the original booking, Apartments Villa Lukas reserves the right to refuse accommodation or charge an additional fee as per the applicable rate.

5. Categorisation and Property Description
All accommodation units at Apartments Villa Lukas are described based on their official categorisation and current conditions at the time of publication.

6. Changes or Cancellations by Apartments Villa Lukas
In the unlikely event that unforeseen circumstances require modification or cancellation of a reservation, Apartments Villa Lukas reserves the right to do so.
Should alternative accommodation be unavailable, guests will be notified at least 7 days before the scheduled arrival date and offered a full refund. In cases where no alternative arrangements can be made on the day of arrival, every effort will be made to help secure suitable nearby accommodation.

7. Changes or Cancellations by Guests
Should guests need to amend or cancel their reservation, notice must be provided in writing via email. Changes are subject to availability and must be requested no less than 14 days before the arrival date.
If a requested change cannot be accommodated and leads to cancellation, the cancellation policy will apply.
Cancellations made within 14 days of the arrival date are non-refundable. In cases where guests fail to arrive by midnight on the scheduled check-in date without prior notice, the reservation is treated as a cancellation and the full reservation amount will be forfeited.

8. Responsibilities of Apartments Villa Lukas
Apartments Villa Lukas is committed to delivering the agreed services to the highest standard, ensuring guest satisfaction in accordance with recognised industry practices. In the event of unforeseen circumstances as described in Article 12, the provisions of Article 6 shall apply.

9. Guest Responsibilities
Guests are kindly asked to: – Possess valid travel documents and obtain any necessary visas in advance;
– Adhere to Croatian laws and customs regulations;
– Respect house rules and conduct themselves considerately during their stay;
– Present a voucher or proof of payment if requested upon arrival;
– Accept liability for any damage caused to the property or its contents and agree to reimburse any repair or replacement costs.

10. Luggage and Personal Belongings
Apartments Villa Lukas cannot be held responsible for theft, loss, or damage of guests’ personal belongings or luggage during their stay.

11. Complaints Procedure
Should any part of your stay not meet expectations, we encourage guests to notify the hosts of Apartments Villa Lukas immediately upon arrival so we can address the matter promptly and in good faith.
If an issue cannot be resolved to mutual satisfaction during the stay, guests may submit a formal complaint in writing. In such cases, any compensation will be limited to the value of the service in question and will not exceed the amount paid for it.

12. Important Notice
Apartments Villa Lukas is not liable for disruptions caused by events beyond its control, such as war, terrorism, strikes, natural disasters, government restrictions, or serious illness or death of a service provider.


By completing payment for the reservation, guests confirm that they have read, understood, and accepted these General Terms and Conditions in full.
